Ocean Avenue
Ocean Avenue is a major thoroughfare in Santa Monica that runs along Palisades Park from San Vicente Boulevard on the North to the South end of Ocean Avenue at the Santa Monica Pier. Ocean Avenue is prime real estate. Many residences have a view of the beach and Pacific Ocean, some with views stretching from Palos Verdes north to Malibu.
Along the coast, there are several luxury hotels south of California Avenue including: Shutters on the Beach, Casa del Mar, Hotel Shangri-la, The Fairmont Miramar, and The Viceroy as well as many high end restaurants, stores and movie theaters.
Santa Monica Canyon
Santa Monica Canyon, a misleadingly name, is an adjacent neighborhood, facing out upon the Pacific Ocean. The border between Santa Monica Canyon and the Palisades is Chautauqua Boulevard. With winding roads and steep canyon walls this small enclave is more reminiscent of bohemian Topanga Canyon than the city of Santa Monica.
North of San Vicente
This is one of the wealthiest communities in the nation, among the most expensive in LA County. Lot sizes vary between 15,000 square feet up to 60,000 square feet.
The cul de sac streets are short with many gated estates. A local attraction is the Santa Monica steps, a long steep staircase that leads from north of San Vicente down into the Santa Monica Canyon. It is a popular spot for both exercise as well as people watching.
North of Montana Avenue
This area is South of San Vicente, North of Montana Avenue. The majority of the lot sizes range from 7,500 square feet to 8,940 square feet on 50′ X 150′ to 60’ x 149’ lots. The South of San Vicente, North of Montana streets provide an understated conventional neighborhood feel. Among the streets South of San Vicente, the streets West of 7th Street are coveted for their proximity to Palisades Park on the bluffs overlooking the Pacific Ocean and wide streets with stately homes on deep 100′ foot wide lots. The Gillette’s Regent Square tract, developed by King Gillette, the razor blade manufacturer, are 9,000 square feet on 60′ x 150′ lots. Gillette Regent Square (17th street through 21st Place) is coveted by potential home buyers for the larger homes allowed under the very restrictive zoning laws, wider lots and mature street trees.
Montana Avenue is a beautiful walking street and local shopping destination with upscale stores, restaurants, and businesses.
North of Wilshire
This neighborhood is North of Wilshire, South of Montana Avenue. This is a primarily residential neighborhood including many mid-sized homes and condominiums. The area is laid out on a consistent grid of numbered streets.
Midtown Santa Monica
This neighborhood is located from 14th Street on the West, Centinela Avenue on the East, Wilshire Boulevard on the North and Olympic Boulevard on the South. Over the years the area’s housing has changed. Once home to Craftsman houses and Victorians to California Bungalows, it is now comprised of condominium complexes and apartment buildings. The easternmost edge of Midtown Santa Monica, often referred to as the “college streets” where Princeton, Harvard, Yale, Stanford, and Berkeley intersect with Wilshire Boulevard, represents one of the city’s primary gateways. Midtown is less congested than many other parts of the city.
Ocean Park
This neighborhood is located in the southwest corner of Santa Monica. It has a mix of older smaller and large homes, apartment buildings, and condos. Several condominium towers are located along the beach.
The area has a beachy feel similar to its artsy neighbor, historic Venice Beach. Main Street is a popular street, home to various restaurants and boutiques.
Sunset Park
This neighborhood is located between Pico Boulevard to the South and Lincoln Boulevard to the East. It consists of primarily single-family homes, some remodeled or rebuilt.
The Santa Monica Airport is one of the busiest single-runway airports located in the Southern part of this neighborhood.
