Brentwood is located adjacent and east of Pacific Palisades, Malibu lies to the north along the coast, Topanga to the northeast, the city of Santa Monica lies to the southeast, the Santa Monica Bay to the southwest, and the Santa Monica Mountains are located to the north of Pacific Palisades. It is primarily a residential area, consisting of larger exclusive single-family homes, smaller charming single-family homes, condominiums, and apartments. Pacific Palisades is known to be one of the safest, cleanest areas in all of Los Angeles and has the feel of a small town which adds to its growing popularity.

The Village
The Village is Pacific Palisades‘ walkable, vibrant small central business district with its center located at the intersection of Sunset Boulevard and Via de la Paz. The Village consists of many quaint restaurants, cafés, boutiques, banks, offices, with ongoing local events throughout the year.
Via Bluffs|Huntington Palisades
The Via Bluffs and the The Huntington Palisades are among a few of the very upscale neighborhoods that border the ‘village’ proper to the south of Sunset Boulevard overlooking the ocean. The Via Bluffs are located between Temescal Canyon on the west and Potrero Canyon on the east while the Huntington Palisades is located between Potrero Canyon on the west and Chautauqua Boulevard on the east. Both of these neighborhoods are easy walking distance to The Village and sit upon high bluffs that overlook the Pacific Ocean. The homes located along the ridge enjoy beautiful ocean views. This area is also home to the largest park in the Palisades, the 117-acre Palisades Park which has a recreation center and great outdoor exercise facilities.
Castellammare
Castellammare is a charming neighborhood reminiscent of Italy’s Amalfi coast. It is located along the Pacific Coast Highway on small bluffs much closer to sea-level just north of the intersection of Sunset Boulevard and Pacific Coast Highway. This is the home of the Getty Villa. There are narrow, winding streets in this neighborhood with Italian street names.
The Riviera
The Riviera is one of the most exclusive neighborhoods in Pacific Palisades. This neighborhood is located between San Remo on the east and Amalfi Drive on the west, and includes both sides of Sunset Boulevard. It borders Santa Monica and Brentwood. The streets are named after locations in the Italian and French Riviera. The Riviera Country Club, home to the annual golf classic and host to many notable celebrity golfers is located in this area.
Marquez Knolls
Marquez Knolls is a popular area for young families. It is located north of Sunset Boulevard beginning about a quarter mile north of The Village from Temescal Canyon. On the knoll, some of the homes have spectacular ocean views.
The Alphabet Streets
The Alphabet Streets also known as “The North Village,” is one of the most popular neighborhoods in the Palisades. It is mainly comprised of single-family homes. This area is located north of Sunset Boulevard and is located within walking distance to the Village shopping district. The streets, named after Methodist Bishops of the late 19th and early 20th century, are consecutively named beginning with A, B, C, D, etc. – hence the name Alphabet Streets.
El Medio Bluffs
The El Medio Bluffs is located south of Sunset Boulevard beginning about a quarter mile west of The Village, across Temescal Canyon, just past Palisades Charter High School. The El Medio Bluffs extend for quite some distance from Temescal Canyon to the intersection of Sunset Boulevard and Pacific Coast Highway. The El Medio Bluffs, a high-end residential neighborhood are located on a high ridge overlooking the Pacific Ocean and much of the neighborhood enjoys beautiful ocean views. This upscale area consists of a combination of newer and renovated custom built larger homes to bungalows.
Rustic Canyon
Rustic Canyon is one of the most unique neighborhoods in Pacific Palisades. Built around the original Up-Lifters Ranch, the majority of homes consist of traditional, modern and bungalow architecture, some of which enjoy historic significance. It is a rustic area with a variety of mature trees in a moderately hilly terrain. This neighborhood is located east of Chautauqua Boulevard, dips south into Santa Monica Canyon and includes Will Rogers State Historic Park. One of the most expensive areas in the city, it is the perfect location for homeowners seeking privacy.
Palisades Highlands
Palisades Highlands, a master planned community is one of the newer neighborhoods in the Palisades with few means of ingress and egress. It is accessed from Sunset Boulevard at Palisades Drive and meanders high up into the Santa Monica mountains. This area overlooks the ocean and is located only minutes away from The Village. The Highlands consists of single-family homes and condominium complexes with many amenities such as swimming pools, fitness centers, and tennis courts. The gated complexes and streets afford much security and privacy. It is a very tranquil neighborhood.
